Current developments

Abbotswood, Rustington

We have planning approval to develop 62 retirement flats in Rustington, offering a mix of rented and shared ownership homes. 56 of the properties will be extra care, and the remaining six flats will be for people with learning disabilities. These will be located in a separate wing of the scheme, with secure access and will have their own dining room and lounge. The scheme has all the usual extra care features, but also boasts an attractive triple-height reception atrium, pamper suite, meeting room facilities and greenhouse. We hope to bid for funding from the Homes and Communities Agency (HCA) in early Spring 2009.

 


 

Orchard Way, East Grinstead

We are working on a new development in Mid Sussex comprising of 20 two-bedroom flats and two one-bedroom flats which are designed to be fully wheelchair-accessible. The properties will be general needs housing, and two of the two-bedroom flats will be available for key worker shared ownership. Work began on site in March 2008 and is scheduled to finish in Autumn 2009.

Arun Road, Billingshurst

Our development at Arun Road consists of six three-bedroom eco-homes, built to meet Level 5 of the Code for Sustainable Homes. This means they will be 100% more energy efficient than standard building regulations. Ultimately, residents will enjoy greatly reduced energy bills, while the environment will benefit from far lower carbon emissions.

Environmentally-friendly features include ground source heat pumps, which transfer heat from the ground to the building. This will not only heat all the hot water needed, but will also run the homes’ under-floor heating.

Meanwhile, photo voltaic panels on the roof will convert sunlight into electricity, while a rain water harvesting system will provide water for flushing toilets. High levels of insulation and triple-glazed windows will ensure minimum heat loss.

The properties, all for affordable rents, are being built on the site of some old garages and will be complete by autumn 2009. The garages are being replaced with 12 landscaped parking spaces.

Rosebrook Court

Rosebrook Court in Southampton will consist of 33 new one and two-bedroom flats, 10 of which will be available for shared equity.

Rosebrook Court was originally a Saxon Weald retirement scheme, made up of hard-to-let bedsits, which we demolished and rebuilt to create the first purpose-built extra care scheme for the city. We also acquired one of the neighbouring buildings to maximise the number of properties we could develop.

In addition to the new rented and shared equity properties, there will also be three specialist supported housing properties, for those with learning disabilities. We have also built a day-centre, for use by both residents and the local community.

Work on site is currently in progress and is scheduled to be complete early in 2009.

Strawberry Villa, Amberley

We have gained planning consent to build 12 new homes at Strawberry Villa in Amberley

The properties will consist of four one-bedroom flats, four two-bedroom flats and four three-bedroom houses. Two of the flats will be available for shared ownership and the remaining properties will be affordable, rented homes.

Building work is expected to start this autumn, with the homes being ready in late 2009.


 

Durrington Lane, Worthing

Partnering with Castleoak and architects Tooley and Foster, we plan to develop a specialist scheme for older people on the former Highdown School and Cisbury Lodge site.

The building will be made up of 54, one and two-bedroom self contained flats with communal facilities and work is expected to begin in September 2009.

Downlands Court, Peacehaven

This extra-care scheme in Peacehaven will consist of 41 flats for both rent and sale. Our first extra-care development in partnership with Denne Construction, this scheme combines both in-house extra-care knowledge with The Department of Health, the Housing Corporation and drawing on the expertise of architects, PRP. Work is due to begin in the Spring of 2008 and estimated to finish in the Summer of 2009.
